Applicable Studios: Studio A, Studio B,

1. Reservation

1. To secure a booking, the Tenant must confirm the reservation via email to studio@pre-reserved.com.

2. PRE-RESERVED may offer the studio on a first-option basis to a prospective tenant:

   • Valid for up to 5 business days from the date of inquiry.

   • If the Tenant does not confirm within this period, the studio may be offered to other tenants after consulting with the option holder.

3. Studio availability is not guaranteed until the booking is confirmed.
   
   

2. Payment Terms

1. Rental Fee

   • 50% of the total rent is due at confirmation.

   • Remaining 50% is due after the event/shoot, and appears on the final invoice.

   • If the event/shoot does not occur, the remaining 50% is not due.

2. Additional Services

   • Any additional services (equipment, catering, production staff, etc.) are invoiced based on actual costs after the event/shoot.

3. Non-Refundable Pre-Payment

   • The 50% pre-payment at confirmation is non-refundable once invoiced.

4. All invoices must be paid within 14 days of receipt unless otherwise agreed.
   
   

3. Cancellation Policy

1. Within 48 hours of the rental period start → 50% of the rental fee remains due (pre-payment covers this).

2. More than 48 hours before rental → pre-payment is non-refundable; no further rent due.

3. Additional services already incurred may be billed separately.

4. PRE-RESERVED may cancel a booking if:

   • The Tenant provides inaccurate information or lacks necessary permits.

   • Safety, property, or local regulations are at risk.

   • House rules or Terms & Conditions are violated.

5. In case PRE-RESERVED cancels for reasons beyond control, payments already made will be refunded unless otherwise agreed.
   
   
   

4. Included Amenities & Use of Studio

1. Rental fee includes: studio space, limbo wall, internet, kitchen, toilets/changing rooms.

2. Props, equipment, or objects in the studio may only be used or rented with prior written agreement.

3. Tenant must use the studio responsibly and return it in the same condition.

4. Damage, excessive cleaning, or missing items caused by the Tenant or their guests will be charged.

5. PRE-RESERVED is not responsible if the Tenant cannot use the studio; rent remains due.
   
   

5. Overtime

1. Overtime is charged based on the hourly rate of the reserved rental
   Examples:

• Event: €4,500 for 10 hours → €450/hour overtime

• Photoshoot: €995 for 8.5 hours → €117/hour overtime

2. Overtime occurs if the Tenant does not vacate the studio on time, unless prior written permission is granted.

3. Overtime fees appear on the final invoice after the event/shoot.
   
   
   

6. Additional Services

1. Any additional services (equipment, catering, production staff, etc.) are invoiced based on actual costs after the event/shoot.

2. Services must be requested and approved in advance.

3. PRE-RESERVED is not obligated to provide additional services not pre-agreed.
   
   

7. Liability & Insurance

1. Tenant is fully responsible for all persons present or invited by them.

2. Tenant must compensate for any damage, loss, or theft of studio property or equipment.

3. Tenant must have third-party liability insurance or business liability insurance if applicable.

4. PRE-RESERVED is not liable for items brought into the studio, except in cases of gross negligence or intent.

5. Tenant must return the studio and equipment in undamaged and clean condition.

6. If the studio or equipment is not returned properly, cleaning or repair costs will be charged.
   
   
   

8. House Rules

1. Smoking, drugs, and alcohol are not allowed in the studios.

2. Tenant is responsible for oversight of the studio during the rental.

3. Noise levels must respect local regulations.

4. Visitors are only allowed in rented spaces.

5. Dirty dishes and trash must be cleared; studios left clean.

6. Fire use is prohibited.

7. Tenant may be temporarily denied access or the rental terminated if house rules are violated; full rent remains due.
   
   

9. Keys

1. Cash deposit required for keys (as specified per studio).

2. Lost keys may result in replacement costs billed to the responsible tenant.

3. Keys must be returned after the rental period.
   
   
   

10. General Provisions

1. PRE-RESERVED may use material produced in studios for marketing purposes; clients should credit @prereserved on social media.

2. Dutch law applies; disputes are handled in Amsterdam unless otherwise agreed.

3. PRE-RESERVED reserves the right to amend these Terms & Conditions.
